Tremont Structures $2,000,000 Permanent Loan for Industrial Property


The Chicago office of Tremont Realty Capital arranged the refinancing of Bond Street, an industrial property along the south side of Bond Street, in suburban University Park, IL. The site is improved with a one and two-story, multi-tenant industrial building. The 32-year old property consists of 59,830 square feet of gross building area, of which 93% is leased to two tenants.

Thomas Lorenzini, a Managing Director with Tremont, arranged the 10-year, $2,070,000 non-recourse loan, which provided for approximately 75% of the value. According to Lorenzini, "We were able to over come the near term cancellation clauses in both leases due to the strong location and long term historical occupancy."
