Ross, a Managing Director in Tremont Realty Capital's Boston
office, structured a $1,150,000 preferred equity investment
for 73,000 SF single-tenant, medical office building in
Chelmsford, MA. Tremont was able to work with one of its
capital sources to arrange a mezzanine-type loan, structured
as an investment of preferred equity for the borrower. Ross
arranged and closed the preferred equity investment in three
weeks.
The property is in excellent shape and is
100% leased by a stable healthcare tenant. The property
was encumbered by an institutional first mortgage in the
mid to high seven figures that prevented mezzanine financing;
therefore, the loan was structured as preferred equity.
