Tremont is continuously improving the capabilities of our employees at all levels, assessing and aligning our people and charting development plans to help them achieve their personal best. We realize that if it were not for the experience, skill, enthusiasm and commitment of our employees, we would not be able to maintain a leading position in our industry.

Process
We have developed a disciplined, research-driven approach to our underwriting process. Tremont begins with the stringent prescreening of each asset to determine the viability of the transaction, as well as, evaluating the most effective way to structure the deal given its nuances, customer requirements and risk profile.  Once it has been determined that a transaction merits the resource allocation, a full review of the credit, market and structural viability of a deal is prepared by our underwriting group with input from the borrower, the originator, and a portfolio manager.  During this phase of the process it is determined whether the best execution for the transaction is with a Tremont propriety fund or with one of our capital market relationships.  When a deal qualifies for a Tremont fund, senior management, including members of the Investment Committee, are kept involved so that when and application is issued, Tremont has complete buy-in by key personnel who will be approving the transaction for closing.

Once a sponsor has accepted an application, a more in-depth due diligence and underwriting of the transaction takes place, with on going oversight by the head of Portfolio Management.  Within 48 hours of completion of final due diligence and underwriting, a full credit memorandum is submitted to the Investment Committee for approval of the transaction.


Portfolio Management

As a company, our ability to maintain the right mix of products and programs is critical to our success. Portfolio Management - the second prong of our strategy - is an indispensable component of creating industry leadership. We excel in developing innovative capital products designed to provide creative solutions to our borrowers while still delivering superior risk adjusted returns to our investors.

Once a loan is approved and closed, Tremont's Portfolio Management team further builds its relationship with our borrowers throughout the investment cycle.  Having become intimate with each asset's business plan prior to loan closing, Tremont's portfolio management team continues to work closely with property owners to ensure the project is on target with its business proforma, responding quickly to market changes and other events that may otherwise derail an asset.


Advisory Services

We apply a similar approach to our advisory business, that is, implementing stringent pre-screening, evaluation, and structuring of all prospective real estate finance transactions. Once it has been decided that a transaction is viable, our originators and analysts consult Tremont's capital market relationships to determine and pursue the best execution for each transaction. Tremont's originators and underwriters will then guide the transaction and our client through the chosen capital provider's approval process until the transaction closes
